The most important part to remember with property investments is cash flow, cash flow, cash flow. Ha! You thought I was going to say location didn’t you? Totally overplayed. The problem most people have is they leverage themselves to the hilt because a 150 page book shows them how much % return they’ll get if the house only goes up 4% per year. This is great if Murphey never creeps his way into your finances. What happens when the roof needs to be repaired, no tenants are available for 2 months every other years, a bad tenant trashes the floors, or the state raises property taxes. If you work the cash flow to the nickel if everything goes perfect you will find yourself paying every month on the property. If you have too many bad things in your life line up you may find yourself losing the place. Be careful with your leverage and watch your cash flow.
